1. Scope and Agreement Applicability
These Terms and Conditions govern your use of the website operated by Manzel El Deqa for General Contracting & Building Maintenance, as well as your requests for on-site engineering inspections, structural assessments, and the execution of general contracting and structural restoration agreements. By accessing this website or scheduling an on-site structural inspection, you explicitly agree to comply with all terms set forth in this document.
2. Field Inspections & Technical Reports
- On-site inspection appointments are subject to prior coordination with the client and engineering team availability within the specified city or district.
- Inspections comprise visual and non-destructive mechanical assessments of reinforced concrete members, crack depth estimation, and identification of settlement causes.
- Notes and diagnoses in preliminary reports represent initial findings; definitive structural intervention plans are formalized based on detailed BOQs (bills of quantities) and certified structural engineering calculations.
3. Official Quotations & Contractual Estimates
Official price quotations and bills of quantities are issued following the completion of on-site inspections and remain valid for 30 days from issuance. Estimated costs become final and binding upon the signing of the certified execution contract, defining payment milestones and phased handover stages.
4. Execution Standards & Saudi Building Code (SBC) Compliance
Manzel El Deqa commits to executing all engineering and structural remediation works in strict adherence to the standards issued by the Saudi Building Code National Committee:
- Concrete Structures Code (SBC 304): Applied in all deteriorated concrete removal, cathodic steel protection, polymer-modified mortars, and carbon fiber (CFRP) structural wrapping.
- Soils and Foundations Code (SBC 303): Applied in foundation soil compaction grouting, polyurethane stabilization, and excavation shoring works.
- International Standards (ACI 546R): Applied in concrete repair protocols, testing, and mechanical bond quality verification between existing substrates and new repair materials.
5. Structural Warranties & Handover Certificates
The establishment provides certified written warranties on executed works effective from the official project handover date and successful quality control testing:
- Up to 10-year warranty on roof and water tank waterproofing systems against water ingress.
- Certified warranty on foundation soil grouting, stabilization, and floor settlement remediation.
- Documented structural warranty on rebar rust remediation, structural column jacketing, and beam reinforcement.
- Warranties exclude damages arising from natural catastrophes, subsequent uncoordinated architectural alterations executed without our supervision, or newly emerging water leaks from external sources not covered under the contract.
6. Intellectual Property Rights
All website content including technical engineering guides, texts, photographs, before-and-after case studies, videos, and layouts are the exclusive intellectual property of Manzel El Deqa for General Contracting & Building Maintenance. Any unauthorized copying, reproduction, or use in commercial or marketing materials without prior written consent from management is strictly prohibited.
7. Governing Law & Jurisdiction
These Terms and Conditions are governed by and construed in accordance with the laws and regulations of the Kingdom of Saudi Arabia. In the event of any contractual dispute that cannot be resolved amicably, jurisdiction shall reside exclusively with the competent courts of the Kingdom of Saudi Arabia.
